Congratulations, 2024 Award Winners!

The Property Management Association’s EPIC Awards recognize outstanding achievements in the multi-family industry, celebrating members for industry advancements, strategic vision, community impact, and support for future generations through scholarships.

Selected annually by the PMA President, this award honors individual(s) who have made a positive impact on the Association, recognizing their dedication and contributions to its success. 

Awarded to the community with the highest overall score, this top honor is open to all category winners, celebrating the most outstanding achievement across all entries.

PMA designates senior communities as those intended for residents aged 55 and older, with at least 75% of residents meeting this age requirement. This category includes affordable, market-rate, and mixed-income communities, along with a "Vintage" sub-category for properties built before 1990, celebrating communities with enduring character. Additionally, judges may present a Judge’s Choice Award to a community that stands out for its exceptional qualities, recognizing properties that make a remarkable impression beyond scoring criteria.

This category recognizes communities participating in government-funded, insured, or sponsored programs that provide below-market-rate rents for at least 75% of their units, ensuring housing affordability and accessibility. Included within this category is a "Vintage" sub-category for properties built before 1990, celebrating established communities with historic charm. Additionally, judges may present a Judge’s Choice Award to a community that particularly impresses them, honoring properties that demonstrate exceptional qualities and impact beyond standard evaluation criteria.

This category is for stabilized communities where at least 75% of units are rented at prevailing, market-driven rates, offering housing without government subsidies or rent controls. Within this category, the "Vintage" sub-category highlights communities built before 1990, celebrating properties with long-standing appeal and historical character. Judges may also select a Judge’s Choice Award recipient from this category, honoring a community that demonstrates outstanding quality or unique attributes that leave a lasting impression.

This category features communities that are newly opened—less than one year old—or still in the lease-up phase, working toward full occupancy and stabilization. 

Communities that score 90% or higher but do not win their category will be recognized as a Distinguished Community.

This category recognizes outstanding maintenance professionals who demonstrate excellence in key areas such as professionalism, organizational skills, job performance, and teamwork. Nominees are evaluated on their ability to manage budget and expenses effectively, communicate clearly, and provide exceptional customer service, all while contributing to the success and efficiency of their team and organization.

PMA’s Leasing Professional Awards program honors top leasing talent, showcasing excellence in connecting prospects with the perfect property. 

Presented by PMA’s Marketing Council, this program honors outstanding communications achievements within the property management industry in the national capital area, celebrating innovation, creativity, and effectiveness in marketing and advertising.
