Maintenance Professional Awards Categories
Recognizing the outstanding performance of maintenance and operations technicians and teams in the following categories:
Service Technician
- Has electrical, plumbing, and carpentry skills and the ability to perform preventive maintenance, troubleshoot problems, and service individual HVAC units as applicable.
- Assists Service Manager and/or Engineer with unit and building repairs.
- Reports to Service Manager or Engineer.
Assistant Service Manager
- Has knowledge and skills to work on major operating systems at the property.
- Responds to maintenance requests and assists with the conduct of preventive maintenance programs.
- Assists in managing Service Technicians and Grounds/Janitorial Staff.
- Typically, does not have a license.
- Reports to Service Manager.
Service Manager (1 - 3 Employees | 4+ Employees | Multi-Site)
- Has knowledge and skills to work on major operating systems at the property.
- Responds to maintenance requests and assists with the conduct of preventive maintenance programs.
- Manages Service Technicians and Grounds/Janitorial Staff.
- Typically, does not have a license.
- Reports to Engineer, Service/Operations Director, or Property/Resident Manager.
Engineer
- Responsible for day-to-day operations of the property's physical plant, equipment, and tools.
- Supervises maintenance and service staff.
- Schedules daily repairs and preventive maintenance programs.
- Reports to the Director of Operations or Property/Resident Manager.
- This individual usually has one or more licenses.
Regional Service Manager
- Responsible for the overall performance of the physical and mechanical operations of multiple properties within a portfolio, compliance with safety, preventive maintenance programs.
- Supervises Service Managers and/or Engineer(s).
Service Team
- Comprises a group of dedicated individuals skilled in various aspects of property maintenancey.
- Works collaboratively to respond to service requests, perform repairs, and maintain the operational integrity of the property.
Most Valuable Player
- Distinguished for exemplary performance in their respective maintenance role, whether Janitorial, Technician, Manager, Engineer or Director, etc.
- Exhibits superior skills and a proactive approach in their duties, significantly enhancing property operations and maintenance standards.
