Service Technician
  • Has electrical, plumbing, and carpentry skills and the ability to perform preventive maintenance, troubleshoot problems, and service individual HVAC units as applicable.
  • Assists Service Manager and/or Engineer with unit and building repairs.
  • Reports to Service Manager or Engineer.

Assistant Service Manager
  • Has knowledge and skills to work on major operating systems at the property.
  • Responds to maintenance requests and assists with the conduct of preventive maintenance programs.
  • Assists in managing Service Technicians and Grounds/Janitorial Staff.
  • Typically, does not have a license.
  • Reports to Service Manager.

Service Manager (1 - 3 Employees | 4+ Employees | Multi-Site)
  • Has knowledge and skills to work on major operating systems at the property.
  • Responds to maintenance requests and assists with the conduct of preventive maintenance programs.
  • Manages Service Technicians and Grounds/Janitorial Staff.
  • Typically, does not have a license.
  • Reports to Engineer, Service/Operations Director, or Property/Resident Manager.

Engineer
  • Responsible for day-to-day operations of the property's physical plant, equipment, and tools.
  • Supervises maintenance and service staff.
  • Schedules daily repairs and preventive maintenance programs.
  • Reports to the Director of Operations or Property/Resident Manager.
  • This individual usually has one or more licenses.

Regional Service Manager
  • Responsible for the overall performance of the physical and mechanical operations of multiple properties within a portfolio, compliance with safety, preventive maintenance programs.
  • Supervises Service Managers and/or Engineer(s).

Service Team
  • Comprises a group of dedicated individuals skilled in various aspects of property maintenancey.
  • Works collaboratively to respond to service requests, perform repairs, and maintain the operational integrity of the property.

Most Valuable Player
  • Distinguished for exemplary performance in their respective maintenance role, whether Janitorial, Technician, Manager, Engineer or Director, etc.
  • Exhibits superior skills and a proactive approach in their duties, significantly enhancing property operations and maintenance standards.
